As landlords develop their portfolio and require more complex lending they need a broker who can access the commercial market as well as BTL’s.

We meet these demands by having 2 regulatory arms of transacting in the lending world, with access to over 55 lenders for residential and BTL’s and over 350 lenders for commercial mortgages filling a large gap in the market which is underserviced.

Important factors, we take into consideration to ensure the right lending is achieved:

  • Lease agreement terms.
  • Value of property, as different lenders will use different methods to value the property = MV, MV 90 or MV 180,VP, VP 90 or VP 180.
  • Large HMO’s (classed as commercial investment) with no Article 4 may not be valued on the commercial value but Bricks & Mortar.
  • Clients Asset & Liabilities, restructuring can help leverage higher or achieve a lower interest rate.
  • While talking with your Legal & Tax Advisor to ensure the structure is set up in the best interest for all parties involved.
